OLD- Don't Buy Rural Land Until You Do These 3 Quick Checks

Ever been so excited to buy something only to find out it’s not what you thought?

It happens in land more than you’d believe.

When I first started buying, I fell into the trap.

What I thought was a beautiful, buildable, undervalued lot quickly turned into an ugly sinkhole I paid way too much for. (Thanks for nothing, Landseller0214.)

That plot was a thorn in my side for years until I finally got rid of it.

I don’t want you repeating my mistake.

Here are the 3 “must-haves” before you buy your first property — ignore them and you’re not buying land, you’re buying regrets.

1. Road Access

This is non-negotiable.

If you can’t legally drive to it, you don’t own it. Period.

You might think, “I like off-roading.” Good luck with that. You’ll be off-roading your way into fines or jail time because you’ll have to trespass just to get there.

2. Water (Plan for It)

Water makes or breaks your plans — but not always in the way you think.

If you’re building, the county will want to see a plan: well, cistern, or hookup.

If you’re camping, a couple of 5-gallon jugs in the truck works fine.

If you’re investing, you may not need it at all.

The problem isn’t land without water. The problem is buying without knowing what your plan is.

3. Zoning

Zoning laws are the rules of the game. Ignore them and you lose.

Want to build? It better be residential.

Want to rent it out? It better allow commercial.

Want to camp? Make sure it’s not restricted. (Rare, but it happens.)

There’s more to due diligence than these 3 checks — but nail them and you’ll avoid 80% of buyer regrets.

Skip them and you’ll end up like I did, stuck with a property you can’t use, can’t enjoy, and can’t unload without pain.
